We start from the 67 inhabited barrios of Asunción listed by the Instituto Nacional de Estadística (2022 census). The 43 with at least 10 rental listings on September 23, 2026 are ranked, and this page shows the top 20. Barrio boundaries are statistical and approximate.
Rent is the median of long-term 2-bedroom rentals, houses and apartments, listed on InfoCasas on September 23, 2026 and assigned to the barrio the site gives. Rents in dollars are converted at the reference rate of the Banco Central del Paraguay (₲5,935 per 1 USD). We drop repeated listings, seasonal rentals, rents outside 100 to 10,000 USD a month and the 1,803 listings without an official barrio, 373 of them placed in “Las Carmelitas”, a name in common use.
Safety counts the property crime reports of January 2022, per 1,000 residents, received by each police station. The Ministerio del Interior released this record in answer to a freedom of information request, the only breakdown by police station ever made public. Each barrio gets the rate of the station whose area contains its center, according to the map of the Municipalidad de Asunción.
Services on foot score 2 points each when OpenStreetMap shows them within 800 m, as the crow flies, of the barrio center: supermarket, pharmacy, health facility, café or coworking space and a mapped bus route (bus stops are barely mapped). We have not checked whether buses still run on that route or how often. Mobility adds up the drive times without traffic, computed with OSRM, to Plaza de los Héroes and to Villa Morra.
With no official flood map, environment takes its 10 points away from any barrio named since 2019 in a flood notice of the Municipalidad; of the 43, only Sajonia is. Noise is not scored. Checked remotely on September 23, 2026, without a visit, from dated public sources. No barrio or advertiser pays for its rank, and we check rents again before December 22, 2026.
