Short answer
In InfoCasas listings checked on September 23, 2026, the median asking rent for a 2-bedroom home in Asunción was ₲6,500,000 a month. Before reserving, get the rent, building charges, deposit, agency fee and accepted documents in writing. Paraguay’s Civil Code covers the landlord’s duties, guarantees and the condition of the home at return. One listing’s document requirements do not apply to every lease.

Budget for move-in costs
One 2-bedroom InfoCasas listing asks for the first month, a 1-month deposit and an agency fee of half a month plus IVA tax. This is a published example, not a citywide rule. Ask for building charges, parking, utilities and payment currency before comparing 2 homes.
- Get the amount and return conditions for the deposit in writing.
- Check whether building charges and IVA are included and when the rent may change.
- Before sending a reservation payment, identify the owner or agent and request a receipt naming the home and refund terms.
Agree on documents and a guarantor
Requirements vary by owner. One checked listing asks for the signer’s and guarantor’s cédula, income records, and offers a double guarantee or insurer contract where there is no guarantor. Ask what the landlord accepts if you do not yet have a Paraguayan cédula. Civil Code article 816 says a guarantee may cover rent and other obligations unless expressly limited.
Read the lease and record condition
-
Confirm term and payments
Record start date, amount, currency, due date, increases, building charges, deposit and early exit. Civil Code article 808 has default rules where no term is set.
-
Document handover
Make an inventory and dated photos of walls, air conditioning, meters and keys. Article 840 presumes good condition if no initial description exists, unless proven otherwise.
-
Clarify repairs
Article 812 requires the landlord to keep the home in good condition and make necessary repairs. Agree in writing how to report a fault and who pays.
